ROWAN BOULEVARD
Completed as independent consultant for Sora Development.
As an individual consultant for Sora Development, the master developer of the project, Elliott Sidewalk Communities’ Tim Elliott directed design, construction and community relations for this mixed-use development of the historic downtown, the largest ongoing municipal redevelopment project in New Jersey.
The resulting 15-building, $300 million, 1.3 million SF mixed-use developed has transformed 92 separate parcels into 12 new parcels spanning 26 acres. The project included the following elements:

ROWAN BOULEVARD APARTMENTS
Built in two phases, the Rowan Boulevard Apartment complex houses 884 students in 28 one-bedroom efficiency units and 214 four-bedroom suites.
BARNES & NOBLE COLLEGIATE SUPERSTORE
The boulevard’s first major retailer, this a 36,000-square-foot Barnes & Noble that is a “Rowan-themed” store offering more than 75,000 volumes, a University textbook section, Varsity Spirit Shop, and an indoor/outdoor Starbucks café.
MARRIOTT COURTYARD HOTEL
Believed to be Glassboro’s first new hotel in 100 years, an all-new Courtyard by Marriott Hotel and Conference Center opened one block east of campus and features 129 rooms, dining and banquet facilities, and high-end amenities including a plush modern lobby with touchscreen technology.
WHITNEY CENTER HONORS HOUSING ABOVE RETAIL
The stylish, mixed-use Whitney Center opened opposite the Marriott site with 22,000 square-feet of retail space on the ground floor and housing for up to 300 Rowan students on the floors above and includes 15,000 SF of academic space for Rowan University Honors Program Named to honor one of Glassboro’s founding glass-making families, the Whitney is fast becoming a restaurant and retail destination. Tenants include Prime American Burgers and Fries, Green Zebra, offering salads and lighter fare, Ry’s @ Rowan bagels, YOGO Factory self-serve dessert parlor, Forever Young Emporium, a clothes and gifts seller, Pizza Hut and Sun National Bank.
TOWN SQUARE
The historic downtown end of Rowan Boulevard features a new, 1.5-acre Town Square, a gathering place for community events and celebrations, concerts and shows throughout the year. The site also hosts an open-air market in summer and fall, hosting various festivals, and a Winterland Ice Skating Rink, the first outdoor ice rink in Glassboro history.
